Michigan Disclosure Law

  Agency Disclosure - As of Jan. 1, 1994 Michigan law requires real estate licensees who are acting as agents of sellers or buyers of real property to advise the potential sellers or buyers with whom they work of the nature of their agency relationship.

Before you disclose confidential information to a real estate licensee regarding a real estate transaction, you should understand what type of agency relationship you have with that licensee.

  Seller's Disclosure Statement - All homes sold in Michigan must have a Seller's Disclosure Statement received by the purchaser prior to closing. Most often this is accomplished prior to writing an offer to purchase. In Michigan, the purchaser has the right to terminate the purchase within 72 hours of receipt of the Seller's Disclosure Statement.

  Lead Based Paint Addendum - All homes built before 1978 need to have a Lead Based Paint Disclosure form signed by the seller.
